while that would be great, the Napps were in a constant battle with residence over noise the last several years. so bad the township limited them to how many "noise" days they were allowed. I'm sure this would be a nightmare to get approved today
I'm guessing many of these neighbors may rather have a racetrack than a low income housing development. Also a few years of not having the tax revenue and support for local businesses and lodging may have changed some perspectives. A few donations to politicians also may have some influence?

One of the issues that faced E'town is that the track is in Old Bridge Township, right on the border with Manalapan. The neighbors who complained about the noise and traffic live in Manalapan, but the tax revenue went to Old Bridge. So the neighbors who complained didn't care about the tax revenue.
They still have a lot of events on the schedule, so I am not sure the tax revenue is all that different.
